Home Office Deduction 2026: Does Your Lubbock Workspace Qualify?

Jeremy Knight, CPA • October 16, 2026

Quick answer: If you're self-employed and use part of your home regularly and exclusively for business, you can deduct a home office. The simplified method allows $5 per square foot up to 300 square feet ($1,500). The regular method deducts your office's share of rent or mortgage interest, utilities, insurance and repairs, and often comes out larger. W-2 employees can't take this deduction.

Home office at a glance

  • Who qualifies: Self-employed people using a space regularly and exclusively for business
  • Two methods: Simplified: $5/sq ft, max 300 sq ft ($1,500). Regular: office sq ft ÷ home sq ft × home expenses
  • Records to keep: Square footage, photos, rent/mortgage interest, utilities, insurance, repairs

What counts as a home office

  • A room or clearly defined area used only for business
  • Used regularly, not once in a while
  • Your principal place of business, including where you do admin and billing if you have no other fixed office
  • A separate structure, like a detached studio or workshop, used for business
  • Storage space for inventory or samples, in some cases

What doesn't count

  • A dining table, couch or guest bed you also use personally
  • A space used for business only occasionally
  • A home office for a W-2 job

Direct vs. indirect expenses

Direct expenses are only for the office, like painting it, and count in full. Indirect expenses are for the whole home and count at your business percentage. Example: a 300 sq ft office in a 1,500 sq ft home is 20%. With $40,000 of yearly home expenses, the indirect share is $8,000.

How to gather your home office records

  1. Measure your office and your home's total finished square footage.
  2. Take photos showing the space is set up for business only.
  3. Collect home costs for the year : rent, or mortgage interest (Form 1098) and property taxes.
  4. Gather utility bills : electric, gas, water, trash and security monitoring.
  5. Pull your renter's or homeowner's insurance declarations and HOA statements.
  6. Keep receipts for repairs , marking whether each was for the office only or the whole home.
  7. Homeowners: note the purchase price and date of the home and any major improvements.

How to organize and bring your data to Hub City Tax Pros

  1. Write office and home square footage at the top of one page.
  2. List yearly totals: rent or mortgage interest, property tax, insurance, HOA, each utility.
  3. List repairs in two groups: office only, whole home.
  4. Bring the page, photos and statements to our Lubbock office. We'll run both methods and use the better one.

Common mistakes

  • Claiming a space that doubles as a guest room or family area
  • Measuring the room but not the whole home
  • Forgetting the home office can affect taxes when you sell a home you own
